Redondo Beach doesn't allow rentals of 30 days or less. The ban has been on the books for years. In fall 2025, the city stopped waiting for complaints and started contacting owners directly. If you own a furnished place in Redondo, the legal way to keep it earning is to rent it for more than 30 days at a time.

What happened in 2025

According to Easy Reader, Redondo Beach sent more than 500 letters in late September and early October 2025 to owners of addresses listed for stays under 30 days. The headline estimated as many as 1,000 listings. Mayor Jim Light said the ban had existed "forever" but had only been enforced by complaint, and described the mailing as a proactive sweep.

The city's message to owners was simple: take the listing down, or offer the property only for stays of more than 30 days.

The legal path: 30+ day furnished rentals

Renting for more than 30 days takes you out of the short-term rental category entirely. A few practical points for Redondo owners:

  • Set your minimum stay to 31 nights or more on every platform. A 30-night stay still counts as short-term.
  • Expect a different guest. In place of weekend beachgoers, you'll host engineers and contractors working at the aerospace employers around Redondo and El Segundo, healthcare staff at South Bay hospitals, and families between homes.
  • Price monthly, not nightly. Mid-term rent is lower per night than vacation rates, but you'll turn the unit over a few times a year instead of dozens, and cleaning and vacancy costs drop accordingly.
  • Know that your guest is a tenant. Redondo Beach isn't part of the City of Los Angeles, so LA's RSO and Just Cause rules don't apply. California's Tenant Protection Act (AB 1482) can, including just-cause protections once a tenant has been in place for 12 months. Talk to a landlord-tenant attorney about your lease.

Redondo owners can also list furnished 30+ day stays on Keyseason, which covers the South Bay and is free for owners.
